Most people immediately enlist the aid of a trusted realtor to guide them through the myriad details associated with listing and marketing their home. But often, there are decisions to be made to prepare your home to be listed, even before showing the home to a realtor. Should I paint the house? Does my home have good “curb appeal?” What can I do to make my home sell quickly? Where and how much do I spend fixing things up in my home?
Having spent almost 20 years in the appraisal field, I have developed firsthand knowledge of what a typical buyer prioritizes in purchasing a home. As well, I have learned what adds value in the residential market and what does not. This is especially true when it comes to preparing a home for sale and getting owners the most bang for their buck. HomeAdvise is a consulting service provided by Gulfstream Appraisal & Consulting to address these specific questions and more.
A HomeAdvise consultation is, very simply, guidance from an industry professional, someone who spends most days looking at a variety of properties. This is a written set of recommendations on how to prep your home for sale—what to fix, what to leave, where to invest your hard-earned money in improvements and how to improve your home’s curb appeal. Sometimes it is as simple as addressing missing, neglected, or spotty landscaping. Sometimes it can be the color of your home, sometimes you have repurposed rooms (think: dining room used as a den or office) and this need to be addressed. Fixing certain items can have a dramatic impact on the saleability of your home. Alternatively, ignoring easy “fixes” before you list your home can not only make it harder to sell, but will lengthen the time on the market and can potentially impact the value, since buyers can find more things to critique. A HomeAdvise consultation will provide guidance on what changes will actually make your home more marketable, which fixes should be prioritized and which can be ignored.
